EICR cost by property size: studio to 5 bed, published prices
Updated
An EICR costs more as a property gets bigger, because the electrician tests every circuit and a bigger home has more of them. Firms that publish a price list by bedrooms charge from £95 to £179 for a studio or 1 bed, rising to £149 to £348 for a 4 bed.

Why the size of the property sets the price
An EICR is an inspection and test of the fixed wiring, so the time on site follows the number of circuits and fuse boards. Most firms use bedrooms as a stand-in for circuits and say so on their price list: First Certify prices each band for one fuse board and charges more for a second, and Leeds Bradford Electricians shows the typical number of circuits beside each band.

Sources: Electrosure, Same Day Certificates, Faelectrical, London EICR Certificates, Fantastic Services, Leeds Bradford Electricians and First Certify, each read on its own page. Electrosure prices a 2 bed and a 3 bed as 'up to 2' and 'up to 3' bedrooms; Leeds Bradford Electricians prices a 2 or 3 bed terrace and a 3 or 4 bed semi, so its 3 bed column is the semi.
The middle of the market
Across all 51 firms that publish a starting price for a domestic EICR, the median is £120 and the middle half sit between £99 and £160 (UK EICR Price Index). That starting price is almost always the smallest property the firm tests, so read it as the price of a studio or 1 bed, not of a family house.

What to ask before you book
- How many circuits and fuse boards does the price cover, and what is each extra one?
- Is VAT included? Several firms quote plus VAT, which adds a fifth.
- Is the price for the inspection and report only, with any repairs quoted separately?
- Is the electrician registered with a scheme such as NICEIC, NAPIT or ELECSA?
Published figures are what each firm advertises on its own page, read through our fetch box on the date shown. A 'from' price is the firm's floor, not the price of your report.
